Sightline Consultation

We meet, walk the lot if you have one, and talk honestly about vision, budget range, and timeline. You leave knowing whether your project is feasible — before you've spent a dollar.

Lot & Site Evaluation

Zoning, setbacks, utilities, grading, soil — we vet the site so there are no expensive surprises underground or at the permit counter.

Design & Pre-Construction

Plans are drawn, selections are made, and a clear budget is set. We price the home before we break ground, not as we go.

Permits & Approvals

We handle village permitting, HOA and architectural review, and inspections scheduling — the paperwork is our job, not yours.

Construction

Phase-by-phase schedule tracking, milestone updates, and documented change orders. Any change to scope or cost gets written down and approved by you first.

Closeout & Warranty

A room-by-room walkthrough, a complete closeout package, and a warranty process with an actual response time. Our sign in the yard means we stand behind the house.
